Why lower prices make the lending harder, not easier

The main obstacle in Almería province is the size of the loan rather than the quality of the borrower or the property. Several Spanish lenders operate a minimum mortgage amount, below which they will not open a file at all. At eastern Andalucían price levels a 60–70% loan can fall under that threshold without the buyer doing anything wrong, and the more deposit you put down, the more likely it becomes.

It is a cost-of-processing decision rather than a judgement. The work involved in underwriting, valuing, notarising and registering a mortgage is much the same whatever the amount, so the fixed costs weigh far more heavily on a small loan. Two things follow. The minimums differ considerably between banks, so knowing which lenders will write a smaller mortgage is most of the job here. And occasionally the sensible answer is to borrow slightly more than you had planned, at a lower deposit, because that is what makes the file viable at all.

Older resale stock, cortijos and land

Most of what sells here is resale rather than new build, and inland a good proportion of it is farmhouse and smallholding rather than housing. Coastal Mojácar divides between the old hilltop pueblo, with its terraced houses, stepped streets and shared party structures, and the playa strip below it, which is conventional apartment and townhouse stock and the easier of the two to value and to finance.

Country property is where the care is needed. A cortijo comes with land, and the classification of that land and the legality of the building on it determine whether a bank can take security over it at all. Services matter as much: banks expect a registered mains water and electricity supply, and where the house runs on a borehole, a deposit tank or standalone solar, that needs documenting rather than describing. Condition is the third filter. A property below a lender's habitability threshold has nothing to lend against until the work is done, and a standard purchase mortgage does not fund renovation.

Fewer foreign files, so presentation decides the timetable

Branches in this part of Andalucía handle fewer non-resident applications than those on the Costa del Sol, and it shows in how long things take rather than in what is decided. Lending policy is set nationally, and several banks route non-resident cases to a central department regardless of where the property is, so the terms on offer are not worse here. What is different is that a local branch may be assembling an unfamiliar type of file, and anything missing produces a round trip.

The remedy is to submit the whole thing at once. That means passport, NIE or evidence that the application is under way, recent payslips or the last two years of tax returns if you are self-employed, several months of bank statements, a statement of existing loans and credit commitments, a credit report from your own country where one exists, proof of the deposit and where it came from, and the nota simple and details of the property. Translations and, where required, an apostille should be arranged in advance rather than discovered mid-process.

Send the file complete, not in pieces: identity, income, bank statements, existing commitments, proof and origin of the deposit, and the property's nota simple. A complete submission is the difference between the four-week end of the four-to-eight-week range and the eight-week end, and in a market where branches see few foreign buyers that gap is wider than usual.

Valuations where transactions are sparse

In smaller inland towns a valuer may find very few recent sales of anything genuinely comparable, and valuations are built conservatively as a result. That is not scepticism about the area; it is what a valuer does when the evidence is thin. The consequence for you is the same as anywhere else — the bank lends a percentage of its valuation, not of your price — but it is more likely to arise here than on a coast with constant turnover.

Two situations raise the risk. One is a property that has been on the market a long time and is finally selling at a price negotiated down from a much higher one; the valuer sees the transaction history too. The other is a house that has been substantially improved, where the money spent is real but the certified value follows the local market rather than the invoices. Neither is a reason not to buy. Both are reasons to know the likely valuation before you fix the deposit.

Costs and how much you can borrow

Almería is in Andalucía, so the tax rates are the regional ones and nothing about them is local: 7% transfer tax on a resale, or 10% VAT plus 1.2% stamp duty on a new build, with notary, registry, legal fees and the valuation on top. Budget roughly 9–11% in cash on a resale and 12–14% on a new build, alongside the deposit, and note that those fixed items are proportionally heavier on a cheaper property than on an expensive one.

Loan-to-value follows the usual bands — 60–70% for a non-resident with employed income, 50–60% if self-employed or complex, around 80% for a Spanish tax resident — over 20–25 years with repayment by age 70 to 75. Common questions about mortgages in Almería and Mojácar

Is there a minimum mortgage amount, and what happens if I am under it?

Most lenders have one, though it is rarely advertised and it differs from bank to bank. If your loan falls below a given lender's floor, that lender will decline the file for that reason alone, whatever your income or deposit looks like. It is the single most common reason a perfectly sound application goes nowhere in this part of Andalucía.

The fix is either a different lender or a different loan. Because the thresholds vary, approaching several banks at once usually finds one that will write the amount you need. Where nothing fits, the alternative is to borrow a little more against the same property, which sounds counter-intuitive but is sometimes the only route to a mortgage at all. Can I get a mortgage on a cortijo with land attached?

Sometimes, but the land is the complication rather than the house. The lender needs the dwelling to be legally built, properly registered and correctly licensed, and it needs the land it sits on to permit residential use. Where those conditions are met, a country property can be financed, although fewer banks will engage and the loan-to-value may be lower than on an urban flat.

Be aware that the agricultural land may contribute little or nothing to the figure the bank lends against. A valuation for mortgage purposes concentrates on the dwelling and its plot; hectares of almond or olive ground can add to the price you pay and very little to the security the bank recognises. Ask us to look at the nota simple before you commit, and expect the land component to be the part that disappears from the calculation.

Does it matter that few foreign buyers purchase in my town?

Not to the terms. Loan-to-value bands, maximum ages and the documents required are set nationally, and several banks assess non-resident applications through a central team that never sees the town in question. A buyer in Mojácar and a buyer in Marbella with the same profile are looking at the same lending policy.

It matters to the process. A branch that handles two foreign files a year will take longer over an unfamiliar document than one that handles twenty a month, and small gaps in the paperwork cost more time. That is an argument for submitting a complete file, and for us dealing with the parts of the conversation that are routine to us and unusual to the branch.

I could pay cash. Is a mortgage still worth arranging at this level?

It depends on what you want the money to do, and it is a decision only you can make — but the arithmetic is different on a small loan. Valuation fees, notary and registry charges and the bank's own set-up costs are largely fixed, so they represent a bigger proportion of a modest mortgage than of a large one. Comparing the total cost over the term, rather than the headline rate, is the useful exercise.
